Let’s compare two identically built homes of equal square footage, design, age, and outward appearance. This sounds like a perfect comparable doesn’t it? Hold on….. one of these homes was lived in by an elderly man that fixed everything before it needed fixed and only lived in the home half of the year, the other home had a large family living in it and maintenance was not a top priority. So if the first home sold for $150,000 does this make the other homes value equal that same amount? In the eye of assessment, that is exactly what it means. The reality is that the second home may only be worth $90,000 if it were placed on the open market.
